The information we collect and how we use it
When you register on our website, we collect information about you and your organisation such as your name or company name, address, e-mail address and phone number. We gather this information to allow us to process your registration and efficiently administer transactions and deliveries, as well as using it to develop and improve our services. We may use aggregated information for the purposes of tracking the usage of our services and in order to help us develop and improve the website and such services. We may pass this information to third parties. The aggregated information and statistics will not, however, include details that can be used to identify you. We may have received personal information about you from other companies and organisations (for example, marketing purposes) and we rely on these third parties to obtain your consent for us to use this information.

We use cookies on this website. A cookie is a small text file that identifies your computer to our server. Cookies in themselves do not identify the individual user, just the computer used. The cookies we use

  • PHPSESSID This essential cookie allows our web site to respond to any action you take on the site such as completing an enquiry form. The website would not function correctly if this cookie was not used.
  • __utma, __utmb, __utmc, __utmz Cookies beginning "__utm" enable the function of our analytics software. This software helps to analyse our site visitors and provide anonymous information such as browsers used, return visitors and response to marketing activity. This information helps us to improve the website and your online experience .
  • __atuvc The _atuvc cookie is created and read by the AddThis social sharing site JavaScript on the client side in order to make sure the user sees the updated count if they share a page and return to it before our share count cache is updated. No data from that cookie is sent back to AddThis and removing it when disabling cookies would cause unexpected behaviour for users.
  • GOOGLE MAPS SID, SAPISID, APISID, SSID, HSID, NID, PREF Cookies used by google to save the preferences used in the creation of google maps used.

Control of cookies
Web browsers allow you to exercise some control of cookies through the browser settings. Most browsers enable you to block cookies or to block cookies from particular sites. Browsers can also help you to delete cookies when you close your browser. You should note however, that this may mean that any opt-outs or preferences you set on the site will be lost. Google Analytics browser opt-out
To provide website visitors with more choice on how their data is collected by Google Analytics, Google have developed the Google Analytics Opt-out Browser Add-on. The add-on communicates with the Google Analytics JavaScript (ga.js) to indicate that information about the website visit should not be sent to Google Analytics. Terms & Conditions Excellence Stays

Included in the rental
Accommodation as specified;
Local English speaking staff;
Weekly linen and towel change (except pool towels)
Gas and Electricity (except for central heating and pool heating)
An initial supply of lavatory paper, soap, a liter of drinking water & washing up liquid or dishwasher tablets.

Children over 2 years of age must be included when calculating the rental.
Only 1 infant under the age of 2 years of age is permitted per cot.

Cots and baby High Chairs
A cot, for a baby under two years, and a highchair, are in most cases provided free of charge if requested at the same time as booking the property. If there is a charge for a cot or highchair then you will be advised of this at the time of booking.
Additional cots and highchairs can sometimes be provided and where this is the case cots will be charged at 25€/per booking and highchairs at 10€/per booking.

Booking and Payment
We can hold a property for up to 3 days to allow you time to make your decision.

Final cleaning is included in the price of the rental, as well as weekly cleaning and changing of shits and towels. Any extra cleaning will be charged.

Transfers are not included in the cost of our holidays. Transfers are either by taxi or minibus and should be booked in advance to avoid disappointment. Please contact us for transfers booking or drivers for the entire vacation.

Chefs and Maids
We can sometimes arrange for a chef to make a meal for you or a maid service that prepares meals and goes shopping. Please ask us for a quotation when you make your booking.

Check-in and Check-Out
Property will be available to you from 3pm on your arrival day and is to be vacated by 10am on your departure day.
In some cases the cleaners may still be working in the property after 4pm, we ask that guests show understanding in allowing them time to finish preparing the property.
When booking your travel arrangements please bear in mind the above information and if you have early or late flights we will try to be flexible. Please contact us.

Flexibility at check-ins and check-outs
We can allow early check-ins and late check-outs as long as it doesn't interfere with the normal functioning of the apartment, or as long as there are no guests entering or leaving that same day.

Booking a property - Payment
For Low Season and Medium Season, to secure a property we require a 30% booking deposit, with the balance due 1 week prior to your arrival at the property.
For High Season with require 50% booking deposit, with balance 8 weeks prior to arrival at the property.
For any client booking within 4 weeks of their departure date, payment must be made in full. You can pay by bank transfer.

Cancellation Policy
All cancellations must be made in writing, sent by email and signed by the same person that made the booking.
Excellence Stays will refund in the following terms:

  • Cancellation until 60 days before arrival, we give full refund of the agreed rent.
  • Cancellation until 30 days before arrival, we give 50% refund of the agreed rent.
  • Cancellation until 15 days before arrival, we give 70% refund of the agreed rent.
  • Cancellation until 7 days before arrival, we give 70% refund of the agreed rent.
  • Cancellations made with less than 48 hours are not subject to refund

If a guest postpones the stay, the initial payment will not be refunded but will remain as a credit in the hands of Portuguese Living for a maximum of 3 months. The guest will have to book the same property as the one it was cancelled, and will be subjected to the dates available for that same property.

Security Deposit
We hold a security deposit against damages on all properties reservations. This is payable with the holiday balance and is refunded automatically approximately 1 week after your tenancy. If there is a claim for damages by the owner or local manager, this has to be made to us within 1 week of departure and we always ensure that the claim is investigated and approved by us before a deduction is made.

Problems at the property
All of the properties featured on our website have English speaking managers. Details of all these numbers will be provided in the holiday information that will be sent to you prior to departure, and are also included in the villa information folder. You should in the first instance contact the local agent, failing that contact we'll assist you in resolving the matter.

Are pets allowed?
Pets are not generally permitted although one or two of the villas may accept a well behaved dog, subject to prior confirmation.
